How we price & plan your project

Not for the first conversation. We'll talk by phone or video about what you want to accomplish and give you a budget range based on projects we have built. That tells both of us early whether the project fits what you want to spend.

$500. We come to your home, measure, photograph the space, and discuss the work in detail. You receive a written itemized proposal covering scope, materials and price.

Yes, in full, applied to your contract. The credit holds for twelve months.

Because an accurate number takes work — measuring your home, pricing the trades, and accounting for the conditions we find. A contractor who does that for free is covering the cost somewhere else, usually in the price of the job or in a number loose enough to move once the walls are open.

The proposal tells you what we are building, in writing, line by line. On projects where a picture makes the decision easier, we may provide one. Full design development is a separate service and we will price it for your project.

Depending on the project, a permit may be required. Requirements vary between Savannah, Bluffton and Hilton Head, and we'll go over what your project calls for when we meet.

Some projects do, many don't. Structural work is the most common reason they're needed. We'll discuss what your project requires before you spend anything on drawings.

It depends on the scope, and we won't hand you a number until we've seen the work. As a rough guide, a focused renovation usually runs a few months, and a new custom home typically takes a year or more from the first shovel. Once we've walked the project and built the scope, you get a real schedule — not a guess — and we keep you posted against it as we go.

Five, in plain terms. First, a conversation and a budget range. Then the onsite consultation, where we measure, photograph, and give you a written proposal covering scope, materials, and price. From there, planning and selections — the details that make the home yours. Then we build, with the same standard held on every trade. And finally the walkthrough, where the home has to meet the level we promised before we call it done.

By pricing it honestly at the start. An accurate number comes from measuring the home, pricing the trades, and accounting for the conditions we actually find — not a round figure meant to win the job and move later. Renovations always hold a few surprises behind the walls, so we plan for them, and if something comes up, you hear about it and approve the cost before we spend a dollar. No surprises at the end.

That's normal — most projects change as they take shape, and a good home is worth getting right. When you want to change something, we price it in writing first and you approve it before any work is done. Nothing gets built, and nothing gets added to your number, without your sign-off.

You work directly with us — with the people accountable for the result, not a rotating cast. Every project has a point of contact in our office and a project manager on the job, and you'll get regular updates so you always know what's happening and what's next. We walk our projects ourselves, and we'd rather over-communicate than leave you wondering.

Both. New custom homes and high-end renovations are the heart of what we do — kitchens and primary suites, whole-home transformations, and additions that tie into the original so cleanly you can't find the seam. We also take on select historic restorations. Whatever the project, it's built to one standard, in Georgia and South Carolina alike.
